Associates in this role play a key part in driving the performance and growth of the real estate portfolio while working with multiple internal and external stakeholders.

Salary Range:

£75,000 – £100,000 base + bonus + benefits

Key Responsibilities

1. Asset Management: Overseeing Portfolio Performance

Overseeing Asset Performance:

Monitor the performance of real estate assets in the portfolio to ensure they meet or exceed expectations.

Efficient Operations:

Ensure properties are operating efficiently, addressing operational challenges, and generating expected returns.

Performance Analysis:

Conduct regular performance analysis, track KPIs, and prepare reports for senior management.

2. Financial Analysis: Supporting Investment Decisions

Financial Modeling and Analysis:

Perform detailed financial modeling and analysis to support ongoing investment decisions and strategic planning.

Optimizing Profitability:

Analyse cash flow, revenue, and expenses to identify opportunities to optimize profitability and reduce costs.

Budgeting and Forecasting:

Prepare and review property-level budgets, financial forecasts, and financial statements to ensure alignment with strategic objectives.

3. Market Research: Identifying Opportunities

Market Research:

Conduct thorough market research to identify emerging trends, opportunities, and potential risks.

Global and Local Insights:

Stay informed about both local and global real estate markets, economic conditions, and demographic trends that may impact the portfolio.

Assessing Impact of Changes:

Assess the impact of regulatory, economic, and market changes on the portfolio’s performance and profitability.

4. Investment Strategy: Contributing to Portfolio Growth

Assist in Strategy Development:

Support the development and implementation of investment strategies for acquiring, disposing, or developing real estate assets.

Opportunity Evaluation:

Assist in evaluating potential acquisitions, dispositions, and development opportunities.

Feasibility Studies:

Conduct due diligence and feasibility studies for new investments, providing recommendations for decision-making.

5. Tenant Relations: Enhancing Tenant Satisfaction

Tenant Management:

Manage relationships with tenants to ensure satisfaction, retention, and long-term lease agreements.

Lease Negotiations:

Negotiate leases, renewals, and rental agreements to ensure favourable terms and consistent cash flow.

Addressing Tenant Concerns:

Proactively address tenant concerns, coordinating with property management to resolve issues promptly.

6. Risk Management: Safeguarding Asset Value

Reporting:

Maintain accurate records of property performance, transactions, and agreements, ensuring proper documentation for audits and reviews.

Audit Support:

Provide necessary documentation and support for audits, regulatory reviews, and compliance assessments.
